PET POLICY
PET AGREEMENT:
Tenant shall not keep any animal or pet in or around the rental premises without Landlord’s prior written approval. A signed Pet Policy Agreement is required for all animals. This is a part of the Lease Agreement.
PET RESTRICTIONS:
Tenants shall adhere to the following pet restrictions:
Pets shall be defined as dogs or cats only; no additional animals shall be permitted unless specifically allowed by Landlord in writing..
No more than two (2) pets may be kept at the property. No single animal can be more than 30 lbs.
*On rare occasions, exceptions may be made for larger dogs that are older and very calm. This decision is exclusively at the discretion of the landlord. These instances may incur an additional fee.
PET FEES:
Tenants shall pay a one-time, non-refundable Pet Fee of $350.00 for each cat, and $400.00 for each dog.
This does not relieve Tenant from responsibility caused by Pets.
PET RULES:
Tenant agrees as follows:
To keep the pet from causing any annoyance or discomfort to others and to immediately remedy any complaints concerning the pet. This includes complaints of excessive barking, either inside or outside the apartment.
To comply with all applicable statutes, ordinances, restrictions, owners’ association rules and other enforceable regulations regarding any pet.
To ensure the pet will not create any conflict or disturbance with others and will not threaten any physical harm to anyone. This includes growling and flashing teeth.
To keep all pet vaccinations, as well as tick and flea prevention treatments current. These records will be made available to the Landlord upon request.
To control flea infestation and will exterminate if necessary, and upon demand, in any and all areas affected with full cost to be paid by tenant.
To keep the pet under control at all times and confined by leash or cage when outside the home.
To promptly remove all pet waste from the Property, including all living areas, garages, storage areas, yards, porches, patios and decks.
To keep the pet from damaging any property belonging to the Landlord or others.
All pets must be house-trained (potty-trained) prior to arrival. No new puppies or kittens are allowed.
A pet interview is required for all dogs.
Dogs shall not be left alone for more than 12 hours. Tenants need to make arrangements for dog care when absent for more than 12 hours.
ACCESS:
Tenant must remove or confine any pet at any time that the pet is likely to limit or prohibit the Landlord or other persons’ access to the apartment for routine or emergency maintenance, as permitted by the Lease Agreement.
LIABILITY AND INSURANCE:
Tenant agrees as follows:
Landlord will not be responsible for the injury, harm, or death of the animal.
Landlord will be held harmless for any damages suffered as a result of any harm caused on the animal or by the animals upon another person, guest or employee.
Tenant shall be responsible for the entire amount of all damages caused by the pet as well as the entire amount of any injury to individuals or property.
Tenant is required to obtain a Pet Liability Policy that can be added as a rider to most renter insurance policies.
Landlord will be named as an “additional insured” on the Pet Liability Policy.
